# Cook Out expands its Columbia footprint — no store in Chapin, but a signal about where the chain is growing

CHAPIN, S.C. — The Greensboro-based burger chain Cook Out is adding another location in the Columbia area — its seventh in the Midlands, at 1331 Roberts Branch Parkway in northeast Columbia.

The new store, at the site of a former Steak ‘n Shake, will be Cook Out’s fifth inside Columbia city limits, according to the chain’s website. Cook Out has not yet published an opening date.

For Chapin, the news is less about a nearby drive-through and more about a pattern. Chapin does not have a Cook Out. The closest ones sit across the lake in Irmo-adjacent Columbia — on Bush River Road, about 22 miles away.

## What the Roberts Branch Parkway store says about Chapin

Cook Out’s Columbia strategy has followed a pretty consistent map: cluster stores at busy secondary corners that catch commuter traffic. Harden Street for the University of South Carolina student market. Garners Ferry Road for the Fort Jackson-adjacent southeast corridor. Two Notch Road for the northeast spine. Now Roberts Branch Parkway to fill a gap on the far northeast side.

Every one of those corners has one thing in common: dense commuter and retail traffic that runs late in the evening.

Chapin has grown steadily along the SC-76 and I-26 corridors, and Lexington Medical Center’s Chapin community medical center anchors a growing service belt. But the SC-76 retail corridor does not yet match the drive-time density that Cook Out’s siting model tends to seek.

## What Chapin does have — and where quick-service growth is heading

The Chapin Chamber of Commerce member corridor along SC-76 has absorbed a steady flow of new retail and restaurant openings over the past several years, particularly on the stretch that runs from the I-26 interchange toward the Lake Murray shoreline. Amick Farms — headquartered in nearby Batesburg-Leesville — remains one of the region’s larger private employers, and Lexington-Richland School District Five continues to anchor the community.

But the SC-76 restaurant landscape today skews toward sit-down family dining and locally owned operators — not the drive-through late-night burger model that Cook Out runs.

That could change. Chapin’s growth curve, combined with the continued expansion of the SC-76 commercial corridor, would put it on the outer edge of the drive-time model that Cook Out has used to move into Blythewood, Killian and now Roberts Branch Parkway.
